As a building owner or property manager, maintaining a safe, reliable, and smooth-operating elevator(s) is what you desire. You can have it, and it’s what regular, proper maintenance will provide. An elevator is often one of the first impressions of your building, and you will want it to be a good one as it’s the heart of your building that pumps the life blood to the structure. Nothing can cause a tenant to move out more quickly than poor elevator service. Proper elevator maintenance pays for itself. Building owners want their investments to be protected and that investment includes their elevators. As an independent company, ABEC Elevator will develop a competitive maintenance plan to meet your needs instead of offering you a generic one-size-fits-all service contract. 

 

Having an ABEC Elevator maintenance agreement is key to maintaining safe elevator equipment. As a building owner, you want to ensure the long-term investment in your elevator, and a maintenance contract with us will achieve that. 

 

We are the only elevator service company that offers monthly maintenance programs. Most elevator service providers do quarterly maintenance, but we decided that was not enough. Our clients are extremely important to us, and we always strive to go the extra mile to make sure we are providing only the highest quality elevator repair and maintenance service.

MODERNIZATION

Here are some guidelines when considering if it is time to modernize or upgrade your elevator(s):

 

  • What is the age of your equipment?

    • Life-cycle for control equipment is about 25 years if properly maintained. 

  • Is it operating properly? 

  • Are the doors operating properly? Does it take-off and land smoothly? 

  • How often do I have to make a service call? 

    • If you have monthly or weekly call-backs on equipment it is time to consider modernization before larger, more costly problems arise. 

  • What is the cost per year to operate?

    • Even with service agreements, there are some extra billable calls each year. Are they caused by the age of your elevator? Obsolete parts?

  • What is the appearance of the equipment? Is it old and out-of-date looking, or damaged?

If you answered yes to any of the above, you probably need a modernization, or at least an upgrade. We use industry leading non-proprietary equipment, what that means for you, is that you are not tied to any specific manufacturer for the life of your equipment. No special tools, parts, or software is needed. We can do the elevator portion only, or we can do the work turn-key if additional work is involved.

For Builders, Developers, and Architects, we at ABEC Elevator believe in the power of partnerships. We will meet with you and listen to what you want in your building, review your plans, and then make recommendations specific to your project’s needs.  All our equipment is NON-PROPRIETARY and open source.  Which means you are not locked in to one way service agreements and anyone can service and monitor your equipment.

 

After the sale, we continue working with the General Contractor to make sure your hoist-way is built correctly. As a merit shop, we work with other trades to coordinate the work that revolves around your elevator installation quickly and efficiently. We maintain good working relationship with the local AHJ inspectors in all the areas in which we work, to ensure a proper turnover of the equipment so it is ready to be put into service as quickly as possible.
